Where to Stay in İzmir and Selçuk: Neighbourhoods Compared (2026)

·

Updated

In short

Where you sleep should follow what you came for. For Ephesus, stay in Selçuk — 3 km from the gate, on the railway, and walkable. For food and nightlife, Alsancak in İzmir. For connections, Konak, where the ferry, tram and bazaar meet. Basing everything in İzmir and commuting to Ephesus is the common mistake, and it costs you the early morning.

Distances and connections checked August 2026.

We only link to services we would use ourselves, no brand pays for placement or for a favourable write-up, and every price in this article was researched independently.

The single most consequential accommodation decision on this trip is not which hotel — it is which town. Selçuk, İzmir and Kuşadası produce completely different trips, and only one of them lets you be at the Ephesus gate when it opens.

Editor’s note
If a booking site has tempted you toward Kuşadası because it looked coastal, reconsider. Kuşadası is twenty kilometres from Ephesus with no rail link and exists to serve cruise passengers with four hours ashore. Selçuk is three kilometres away, on the railway, and cheaper.

Selçuk — the right base for Ephesus

Selçuk is a small town of guesthouses and family-run hotels, three kilometres from the Ephesus lower gate, with the Basilica of St John on the hill above it and the Temple of Artemis in a field on the edge of it.

Why it wins: the coaches from Kuşadası cruise port reach Ephesus around 10:00. Staying in Selçuk means you can be at the gate at 08:00 without a pre-dawn start. That two-hour window is the difference between an extraordinary visit and a queue.

It is also on the railway. Regional trains from İzmir’s Basmane station toward Söke, Nazilli and Denizli all stop at Selçuk, which makes onward travel to Pamukkale straightforward.

The honest downside: Selçuk is quiet. Dinner options are limited and mostly close early, and if you want a night out this is not the place. That is a fair trade for two hours at Ephesus.

One practical thing to check before booking: whether your guesthouse can arrange a lift to the upper gate in the morning. Entering at the top and walking downhill is the single best free improvement to an Ephesus visit, and it needs transport at one end and a pickup at the other. Most Selçuk guesthouses do this routinely; ask when you book rather than at breakfast.

Şirince — pretty, and a trap for the unwary

Şirince is a hill village of Greek stone houses eight kilometres above Selçuk, and it is genuinely lovely between about 16:00 and 10:00. In the hours between, it belongs to coach parties.

Staying overnight is how you get the good version. The catch is that you are then 8 km up a hill from Ephesus, on a road with limited public transport, which undoes the main advantage of basing in Selçuk.

Stay here if the village is the point. If Ephesus is the point, stay in Selçuk.

Alsancak, İzmir — for the city

Alsancak is the grid of streets behind the northern Kordon, and it is where İzmir actually eats and drinks: meyhanes, wine bars, small restaurants, busy late.

Good for: anyone treating İzmir as a destination rather than a transit point, and anyone who wants dinner to be a decision rather than a formality.

Less good for: Ephesus. It is an hour and a bit each way, which means either a 06:30 start or arriving with the coaches.

Noise is real in the streets immediately behind the Kordon. Ask for a room off the main drag if you sleep lightly.

Konak, İzmir — for connections

Konak is where the ferry pier, the tram and Kemeraltı bazaar all meet. It is functional rather than charming, and if your İzmir stay is short and logistical it is the efficient choice.

It is also noticeably cheaper than Alsancak for equivalent rooms, because it is a working district rather than a going-out one.

Çeşme and Alaçatı — a different holiday

Eighty-five kilometres west of İzmir, on the peninsula. Çeşme is beaches and a castle; Alaçatı is a boutique village of stone houses, windsurfing and expensive breakfast.

This is not an Ephesus base — it is two hours from Selçuk. It is a beach trip that happens to be in the same province.

Peak season, meaning July and August, is both packed and expensive. Alaçatı in particular is a premium destination and its August rates reflect that.

Kuşadası — we would not

Kuşadası exists for cruise passengers. It is twenty kilometres from Ephesus, it has no rail link, and its old town is largely a shopping street aimed at people with four hours ashore.

If a package puts you here, fine. Do not choose it.

On prices, we are going to be honest rather than confident

We could not obtain defensible 2026 nightly rates for this area from any source we trust. Turkish hotel aggregators returned “from” prices, which are lead-in teasers rather than typical rates, and we do not think publishing those as bands helps anyone.

What we can say: Selçuk is inexpensive by European standards and its guesthouse market is competitive; Alaçatı is not, especially in August; and Alsancak sits between them.

Rather than print numbers we cannot stand behind, we would suggest checking live rates for your actual dates. The one figure we will give you is the tax: accommodation tax in Türkiye is 1%, not 2%, for the whole of 2026, cut by decree effective 1 May and running to 31 December. Every English guide still says 2%.

Getting from the airport to your bed

To İzmir city centre: İZBAN suburban rail runs from the airport station, reached diagonally opposite the domestic terminal exit. Havaş shuttles, municipal buses and taxis all leave from arrivals.

To Selçuk — the bit English sources get wrong. İZBAN does run all the way to Selçuk; the line is Aliağa to Selçuk across 41 stations, and English sources including Wikipedia’s airport-station article still say it stops at Tepeköy. It does not.

But the Selçuk leg is a shuttle requiring a change of trains at Tepeköy, and it runs infrequently. You cannot ride through. Check the timetable before relying on it — for many arrivals a dolmuş or taxi is genuinely faster.

Two practical notes

İzmirim Kart, the transport card, is sold and topped up at grocery shops, markets and tobacco kiosks across the city, and there is an app that sells a digital version. Buses, metro and trams use a flat fare with the card; İZBAN suburban rail is distance-based beyond about 20 km. Either way the card is worth having from your first journey.

Check-in and early arrivals. If you land in the morning and your room is not ready, most Selçuk guesthouses will hold bags without fuss — ask before paying for anything.

Common questions

Selçuk or Kuşadası? Selçuk, unless a package has already decided for you. Selçuk is 3 km from Ephesus and on the railway; Kuşadası is 20 km away with no rail link and exists for cruise passengers.

Selçuk or İzmir? Depends what you came for. Selçuk for Ephesus, İzmir for a city. Doing Ephesus properly from İzmir means a 06:30 start.

Is Şirince a good base? Only if the village itself is the point. It is 8 km uphill from Selçuk with limited transport, which undoes the main reason to base in Selçuk.

How far in advance should I book? In late April, May, September and October, several weeks — Selçuk is a small town with limited stock and those are its busy months. In July and August the coast absorbs demand and Selçuk is easier. Winter needs no notice at all.

Do guesthouses include breakfast? In Selçuk, almost always, and it is usually a proper Turkish spread rather than a buffet. İzmir city hotels often charge separately.

Will they hold my luggage before check-in? Almost universally, and free. Ask rather than paying for storage.

Is air conditioning necessary? Between June and September, yes. İzmir averages 33 °C maxima in July and August.

Can I walk from Selçuk to Ephesus? It is about 3 km to the lower gate along a road with a footpath, roughly forty minutes. Perfectly doable and a poor idea in July. It does not get you to the upper gate, which is the one you want.

What is the accommodation tax? 1% for the whole of 2026 — halved by decree effective 1 May and running to 31 December. Guides still saying 2% are out of date.

Is Alaçatı worth staying in? It is a lovely village and a genuinely different holiday from an Ephesus trip. It is two hours from Selçuk, so treat it as its own destination rather than a base.

Why have you not given nightly prices? Because the only figures available to us were aggregator lead-in “from” prices, which are not typical rates. Publishing those as bands would mislead you. Check live rates for your dates.

A note on our numbers

The accommodation-tax change, the İZBAN route and the transport-card details were checked in August 2026 against Turkish official and news sources. We have deliberately not published nightly rate bands, because the only figures available to us were aggregator lead-in prices and presenting those as typical rates would be misleading.

What kind of room you are booking

The accommodation stock in this region splits into four types, and knowing which you are looking at matters more than the star rating.

Selçuk guesthouses (pansiyon). Family-run, usually eight to twenty rooms, often with a roof terrace and a breakfast that is a full spread of cheeses, olives, tomatoes and eggs rather than a buffet. This is the dominant type in Selçuk and it is the reason the town is good value. Expect simple rooms, warm hosts, and a willingness to arrange transport that a chain hotel would charge for.

Şirince stone houses. Restored village houses, small, often with beams and terraces. Charming, and priced for the charm. Limited transport down the hill.

İzmir city hotels. Standard business and boutique stock in Alsancak and Konak, with the usual trade between location and noise.

Alaçatı boutique hotels. Restored stone houses with pools and design credentials, at genuinely premium prices in July and August.

Getting between the towns

RouteHowRoughly
İzmir Basmane → SelçukRegional train toward Söke/Nazilli/Denizli~1 h 15 min
Airport → İzmir centreİZBAN suburban rail~30 min

The train from Basmane is the underrated option. It is cheap, it runs several times a day, and it drops you in the centre of Selçuk within walking distance of most guesthouses.

Seasonal notes on booking

Late April to May and late September to October are the months this region is designed for, and they are also when Selçuk fills. Book ahead in those windows.

July and August are hot enough that Ephesus becomes a dawn-or-night proposition, but Selçuk accommodation is easier to find because the coast takes the demand. Alaçatı is the exception and is at its most expensive.

November to March is quiet, wet and cheap. İzmir averages 100–146 mm of rain a month in December and January, and Ephesus marble is genuinely slippery when wet. But you will have the site almost to yourself.

One booking mistake worth avoiding

Booking Kuşadası because it looked coastal on a map. Kuşadası is twenty kilometres from Ephesus with no rail link, and it exists to serve cruise passengers with a few hours ashore. If your goal is Ephesus, Selçuk is three kilometres away, on the railway, and cheaper.

Before you book

Whichever town you choose, two practical things apply. Luggage storage matters if you arrive before a 15:00 check-in — though ask your guesthouse first, since most Selçuk pansiyons hold bags free. And a hire car only earns its keep if you are adding Bergama or the Çeşme peninsula; for Ephesus itself it is a parking problem.

Who writes this

Globe Guide Hub is written and edited by Engin, who has travelled in every destination this site covers. The guides exist because published advice about these places is routinely a year or two out of date.

Every price, opening time and rule here is checked against a primary source — a government page, an operator’s own tariff, a meteorological record — and dated in the text. Where something could not be verified, we say so instead of guessing. More on how we work in our editorial standards, including our corrections record.
